Typical Roof Warranty Coverage Explained

A quality roof is essential to protect your home from water intrusions, but if you are not familiar with the details of your roof warranty, you may be in for a surprise if it ever sustains damage or begins to leak. There is far more to your warranty than the amount of time it lasts, but if you know what type of warranty you have, what it covers, and what it excludes, you will be better prepared in the event of damage.

Types of Roof Warranties

There are several types of roof warranties, based on who provides the coverage and what that coverage includes. This directly determines how much you may have to pay if your roof sustains damage and who is liable for covered costs. Here is an overview of the different types of coverage:

  • Manufacturer or contractor warranty A manufacturer’s warranty typically covers the roofing materials and their performance for the covered period, while a contractor warranty typically covers the workmanship of the installer, but not the quality of the materials.
  • Material-only, labor-only, or full-system warranty – A material-only warranty only covers the quality and performance of the roofing materials during a repair, not the labor to install them or accessories like flashing and drip edge. A labor-only warranty covers the work required to repair your roof but not the materials. A full-system warranty covers both labor and material, as long as the damage falls within the conditions of the warranty.
  • Labor or workmanship warranty – Labor warranties only cover the cost of installing the materials for a repair and do not cover damage caused by improper installation. Workmanship warranties from the installer cover the quality of the installation, but not the quality of the materials.
  • Original cost or pro-rated warranty – With an original cost warranty, the roof is covered up to the original installation cost, while a pro-rated warranty covers only an age-adjusted value.

Full-system warranties may offer complete labor, materials, and workmanship protection, depending on the provider, while a contractor warranty may include both labor and workmanship for repairs.

Types of Damage Covered Under a Typical Roof Warranty

Most roof warranties cover typical roof damage like leaks as long as it falls within the stated conditions. If the damage was caused by an extraneous force, such as damaged rafters, negligence, or improper installation, it might not be covered. Also, extended coverage options can often be added for an additional cost, such as:

  • High winds – Some warranties cover winds of a certain speed or duration, but if you are in a high-wind area, additional coverage may be needed.
  • Hail – Hail damage may not be covered under typical warranties, but it can often be added.
  • Puncture damage – Puncture damage can be added for a roof with high foot traffic.

Damage That May Be Excluded From Warranty Coverage

Most roof warranties will have a set of conditions that exclude damage such as:

  • Improper or defective installations
  • Improper roof repairs
  • Negligence, misuse, intentional damage, or vandalism
  • “Acts of God” like fire, lightning, extreme storms, high winds, or earthquakes
  • Ponding or standing water
  • Failures of the rafters, roof deck, or other supporting structures
  • Interior damage caused by roof leaks, such as damaged drywall and insulation
